LAKE CONROE LODGING RENTAL RULES
All Condominium Association rules (see below) must be followed explicitly or Homeowner will be subjected to fines. All fines imposed on Homeowner by the Condominium Association will be passed on to the Guest(s) via retention of Damage Deposits or charged to the credit card on file, in the amount of the documented fines. Smoking is NOT allowed inside the dwelling. Smoking is allowed outside only. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. All Rental units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. The Guest(s) shall behave in a civilized manner and shall be good neighbors, respecting the rights of the surrounding property owners. The Guest(s) shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Guest(s) shall be required to immediately vacate the premises. Quiet hours start at 10 PM and Pool and outdoor noise should be kept to a minimum. Keep the property and all furnishings in good order Only use appliances for their intended use Pets are NOT allowed Parking: PARKING – Parking is limited to 2 vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Trailers of any kind may not be parked at the Complex. Boat and jet-ski trailers may be parked at the Walden Community Boat Ramp facilities for up to 72 hours with a properly registered permit. (contact the property manager you worked with during your booking) Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units. Water and Sewer: The property is on city water and sewer systems. The mineral content in the water is high. The condominiums were built in the 1970’s when galvanized pipe was commonly used, the water may have an odor, especially when first used. This usually goes away after the water is run for a few minutes. The sewer system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the sewer/drain system, you could be charged damages of up to $500.00. We may occasionally experience outages that are beyond our control. We report outages as each occurs. No refunds or compensation will be given for any outages. |

Guest(s) agrees that Fireworks and other hazardous materials shall not be used in or around the property. Private Fireworks are banned by the subdivision. Violators will be prosecuted according to local and state law.
Guest(s) agrees not to access the “owner’s closet”, even if unlocked, which contains cleaning supplies and chemicals that could be hazardous to children and adults. The owners closet is located in a bedroom closet.
The property has a fire extinguisher installed near the kitchen area. The fire extinguisher was fully charged at last inspection. It is the duty of the Guest(s) to inform management immediately should the fire extinguisher become less than fully charged. Guest(s) agrees to use the fire extinguisher only for true emergencies.
Guest(s) agrees that Air conditioning shall not be set below 70 degrees and heat shall not be set above 78, and that the fan setting shall be “Auto”. Doors and windows shall be closed when either heat or air conditioning is in operation.

CONDOMINIUM ASSOCIATION RULES
GENERAL
All owners their tenants, and guests must comply with all governing documents relating to Marina Vista Condominium (the "Condominium", including, but not limited to, the Condominium Declaration for Marina Vista Condominiums, Bylaws of Marina Vista Condominium, and these Rules and Regulations. ("Dedicatory Instruments").
Violations of the Dedicatory Instruments shall be subject to fines if not cured within a reasonable period; first violation fine - $100. Fines, when levied, will be posted to the Owner’s account, immediately.
Each property owner is responsible for the visual appearance of his own unit from the outside. Each unit should be kept in such a manner that it does not contribute "visual pollution" to the Condominium or its neighbors.
Disposing of debris, such as cigarette butts, drink cans, etc., on the common grounds is not permitted.
Trash, garbage, and other waste material should be immediately carried to the garbage disposal area and should not be stored outside, even temporarily.
Owners and/or tenants are responsible for damage to units beneath or adjacent to their own caused by the overflow or leaking of drains or plumbing, which is the result of improper maintenance or use of fixtures by owners, tenants or guests.
An owner family member, guest, agent, employee, invitee, tenant, or other authorized occupant or visitor of such owner, is responsible for damages to any portion of the common elements or limited common elements or any unit due to the act or negligence of said person. Such owner shall, upon notice and demand, reimburse the ASSOCIATION for amounts paid to repair such damage.
PATIOS AND BALCONIES
Radios, televisions and audio equipment must only be played at levels, which do not disturb neighbors or creates a nuisance. None of these devices may be used after 10.00 p.m. on the balconies.
Barbecue grills may NOT be used within ten feet of any structure. NO propane gas grills or open flame/open pit charcoal grills are permitted on balconies located on the second level.
Ice chests and coolers may be placed on patios and balconies but only while in actual use.
It is prohibited to hang garments, rugs, towels, or any items from the windows or balconies of the buildings.
Swimming items such as beach balls, tubes, etc. may be placed on patios and balconies until they are dry. Under no circumstances are bathing suits or towels to be placed outside.
It is expressly prohibited to place objects of any kind on the railings of balconies, as this poses a significant safety hazard.
Ducks may be fed in the water only and should never be fed on the grass.
BULKHEAD AND MARINA AREA
The docking of boats at the Condominium bulkhead is intended for the temporary use of owners and their guests.
Owners and guests shall have overnight docking privileges only.
I
n no case may a boat be kept at the bulkhead on a full-time basis. Boats left full time at the bulkhead will be towed away at the owner's expense.
Boat mooring positions are on a "first come" basis only and are not to be considered as "reserved" for the day or weekend. Leaving fenders/buoys unattended is prohibited and, if left, will be subject to removal.
Swimming within the marina adjoining the condominium tract of land is prohibited.
An owner will reimburse other Owners or the Association for any expenditure incurred by the owners, guests, or renters in repairing, or replacing personal or common elements or Facilities damaged through negligence.
VEHICLES
No boats, boat trailers, trailers, or travel trailers are permitted in the parking area.
Campers, motor homes and recreation vehicles that occupy more than one regular space are not allowed in the parking area.
Vehicles not parked properly or prohibited will be towed from the premises at the owner's expense.
No unlicensed motor vehicles are allowed on the property.
Motor vehicles required to be registered and not currently registered will be towed at the owner's expense.
Motorcycles and bicycles are not to be ridden on sidewalks or lawns. Such practice could result in personal injury or damage.
Bicycles and motorcycles shall be parked at the bike racks and shall not be left on balconies, patios, or in the parking lot. They are to be pushed to the parking lot area prior to being started or ridden. Bicycles left in the bike racks must be in working condition (i.e., no flat tires, etc.). Bicycles which appear to be abandoned will be tagged for removal. If Owners do not remove the bicycle once tagged, bicycles will be removed and discarded by the Association.
The Association assumes no liability for personal items left in vehicles.
POOL AREA
The pool area has been provided for your outdoor enjoyment. Since lifeguards are not available, your guests and children are swimming at their own risk. Supervised swimming and diving activities are provided at the Yacht Club pool where lifeguards are on duty at certain hours.
For your safety, glass Containers are not allowed around the pool area.
The outdoor pool furniture and equipment have been provided for the owners and should not be removed from the pool enclosure.
When leaving the pool area, all floats, balls, and towels should be returned to the Owner's private area.
Guests are permitted to use the pool only while accompanied by the owner or occupant of units.
Bikes are not allowed in the pool area.
Pool hours are from 9:00 a.m. to 10:00 p.m.
An adult must accompany children under 14.
Absolutely NO PETS are allowed in the pool area.
Horseplay, running and excessive noise will not be tolerated in or near the pool. Children unable to comply with these Rules will be restricted from the pool area unless accompanied by a responsible adult.
"Cutoffs" are prohibited. Proper swimming attire MUST BE worn in the pool enclosure.
MISCELLANEOUS
Skateboards are not to be used on the premises of Marina Vista.
No noxious or offensive activity shall be carried on upon the property.
Residents and their guests shall exercise care about making noises or using of musical instruments, radios, TVs and amplifiers.
The display or shooting of firearms, fireworks, or firecrackers is expressly forbidden.

- 50% refund (minus the service fee if booked on VRBO) if you cancel at least 14 days before check-in.
- No refund if you cancel less than 14 days before check-in.
